How this is computed

Prepared by Radif Partners · How the figures are built · BLS series CUURS35BSA0, priced in even months

Miami area prices rose 3.7 % over the 12 months to August 2026, the latest month of this even-month index, against 3.4 % for the U.S. city average and 3.1 % for the South region. The longer view is what sets Miami apart: $1,000 at the 2019 annual average needs $1,372 at Miami prices today, compared with $1,310 on the national index and $1,313 for the South, which ranks Miami 2nd of the 23 metros on that measure. The series is the CPI-U for Miami-Fort Lauderdale-West Palm Beach, FL, not seasonally adjusted, published by the Bureau of Labor Statistics in February, April, June, August, October and December. Shelter was up +2.8 % over 12 months and medical care +3.7 %. October 2025 was a Miami month and has no index. The October 2026 figure is due November 10, 2026.

Seven years of faster prices

Measured from the 2019 annual average, Miami prices are up 37.2 %, against 31.0 % for the nation. Two years stand out. Miami's annual rate was 9.7 % in 2022 and 7.7 % in 2023, when the U.S. city average posted 8.0 % and 4.1 %. Since then the pace has cooled: 3.6 % in 2024 and 2.6 % in 2025, the last one built from 5 months. A higher Miami index does not mean Miami is more expensive than another city; the BLS is clear that an area index measures change over time in one place.

A shorter history

14 of the 23 metro series in this data go back to the 1910s. Miami's begins in November 1977. Its reference base is still 1982-84=100, so its level, 370.123 in August 2026, reads against 100 in the early 1980s like the national 334.98. For a date before 1977, the calculator moves to the first Miami index and tells you; use the South region or the national index for older amounts.

Groups that stand out in Miami

Other goods and services rose +11.7 % over 12 months, far from the national +4.2 %, and apparel +6.4 % (nation +3.6 %). Medical care, at +3.7 %, ran ahead of the national +1.6 %. Food and beverages were +0.8 % and shelter +2.8 %, below the national shelter change of +3.2 %. Energy was +15.3 %. These are small local samples; the BLS warns they are more volatile than national figures.

October 2025 on an even calendar

The lapse in appropriations removed Miami's October 2025 index. The BLS carried even-month survey prices forward from August to October inside its computation and did not publish a two-month change for December 2025. A Miami date in October 2025 uses August 2025 in the calculator. The October 2026 Miami index, released November 10, 2026, will come without a 12-month change.

Miami, Tampa and the South

Over the latest 12 months Miami ran above the South region and above Tampa (+1.9 % on its own latest month, an odd-month index). The record year for Miami is 1980, at 13.9 %, and the lowest 2009, at -0.3 %. Since 2000, the two fastest years are 2022 and 2023.

Questions people ask

Why has inflation been so high in Miami since 2020?

Miami's annual rate peaked at 9.7 % in 2022 and stayed at 7.7 % in 2023, against 8.0 % and 4.1 % for the nation. The BLS publishes the index but does not explain local moves. The table of spending groups lower on this page shows which ones are moving now, and the year table gives the all-items rate year by year.

Does the Miami CPI include Fort Lauderdale and West Palm Beach?

Yes. The BLS area is Miami-Fort Lauderdale-West Palm Beach, FL, one metropolitan area, and prices collected across it make up a single index. Tampa has its own index, priced in odd months. Other parts of Florida fall under the South region index or the Size Class B/C index for smaller cities.

How do I adjust a Miami rent for inflation?

On the rent inflation page, choose the shelter group, pick Miami as the area, and enter the rent and the month it started. The result shows what the same rent would be if it had followed the Miami shelter index. Actual increases depend on your lease. The BLS recommends not seasonally adjusted indexes for escalation, and local ones carry more sampling error.

Results apply the published CPI indexes to the amount you type. An index tracks the average prices paid by urban consumers in an area, not your own budget, and it does not compare price levels between cities. A month the BLS did not publish is never filled in: the calculator names the index it uses instead.
